Get ready for winter!

As winter approaches, it is time to think about the impact on your property and how you can best prepare your investment for potentially bad weather. Have you had the HVAC system serviced recently? Have you had the chimney cleaned? It is almost guaranteed to present issues if you have not had either done recently.

These are annual maintenance items that should not be forgotten. Chimney cleaning is critical to your HVAC system's health, as well as the health of your tenant. Did you know that a dirty or blocked chimney could result in serious carbon monoxide poisoning or even death?

Your roof should be checked and serviced every two years. Gutters and downspouts should be checked annually. You will want to clean your gutters to avoid ice damming and drainage issues and make sure the downspouts allow water to flow away from your building. Make sure to check with your property manager to verify if these items have been addressed at your building.

Empire Capital Fund update

The Empire Capital Fund is purchasing its next property in a few weeks. This 11-unit rehab project will create some incredible cash flow in the months to come. If you have not yet considered investing in the fund or have been on the fence about investing, I encourage you to set up a call with me.

There is no better time than now to put your money into an investment strategy that is sourcing off-market deals and yielding profit. Not only do you get the benefit of letting your money work for you, but you also get the first priority to any off-market deals not purchased by the fund for your own acquisitions.

EIC Events

The Empire Investment Club just hosted a very educational virtual session all about 1031 exchanges. Our guest speaker from the 1031 Corps, Cindi Elliot-Platt, really knocked it out of the park for our listeners! The remaining events for the year will also be virtual. Some of our future guests will include a mortgage broker who will discuss how to leverage the changing market and a CPA who will advise you on preparing for another tax season, as well as talks about cost segregation.

Lastly, we will have an insurance broker who will share the biggest mistakes investors make when insuring their rental properties and explain the most commonly missed policy riders. You will not want to miss any of these sessions. The club is a free service designed to provide education as well as a platform for investor/owner networking. In the new year, we will host all events in person. I can't wait to see you there.
