Time sure flies…

It is hard to believe we are already in the third quarter of 2022—how fast time flies! The real estate market is changing every day. We are currently seeing banks pull back on funding. Appraisals are coming in low more frequently, and the days on market for listed properties is increasing. All of these items point to the inevitable softening of the market. If you have not yet considered your own property sale or refinance options, you will want to do so very, very soon as values are certainly going to decrease. Don't hesitate to set up a one-on-one call with me to discuss your real estate investment portfolio.

On another note, the Empire Capital Fund successfully flipped and sold a Bethlehem property for top dollar showing over a 40% return on equity invested. ECF is under contract on an 11-unit rehab project where we expect returns to exceed 25%. If you have not yet considered investing in the fund or have been on the fence with investing, I encourage you to set up a call with me. There is no better time than now to put you money in an investment strategy that is sourcing off-market deals and seeing the returns we are seeing. Not only do you get the benefit of letting your money work for you, but you also get the first priority to any off-market deals not purchased by the fund for your own acquisitions.
