Firing a Client: When an Owner Isn’t Worth Keeping
In this episode of Growing Empires, Jennifer De Jesus explains why a property-management agreement is a two-way relationship – and why management companies sometimes need to fire an owner who is no longer the right fit.
Jennifer discusses the behaviors that can lead to termination, including refusing necessary maintenance, delaying repairs that affect safety and habitability, setting unrealistic rental prices, failing to fund property expenses, interfering with tenants and vendors, requesting actions that violate fair-housing or licensing requirements, and treating staff poorly.
She also explains how one difficult owner can consume a disproportionate amount of the team’s time, damage relationships with tenants and service providers, harm the management company’s reputation, and reduce its ability to serve other clients effectively.
Ultimately, Jennifer emphasizes the importance of clear expectations, honest conversations, responsible property ownership, and protecting the company’s staff and operational capacity. When repeated problems continue after those conversations, ending the relationship may be the best decision for everyone involved.
